South Waikato Investment Fund Trust (SWIFT) - Manulife Investment Management Building

This commercial building is located at the northern entrance to Tokoroa, making it highly visible to the public. Designed by Cullen Keiser Architecture for a forestry management business, the building’s materials and layout reflect its connection to the local forestry industry. The structure features a clean, straightforward design with contrasting materials, including a clear-coated Thermally Modified Timber, TMT Taiga (Lunawood), and Colorsteel, creating a modern yet natural look. The TMT Taiga showcases unique butterfly knots and distinct grain patterns, which have silvered beautifully over time, adding texture and character to the exterior.

The curved timber walls soften the building’s lines, while the 2-meter roof overhang adds to its distinctive design. Inside, the layout is simple and practical, with a central corridor separating offices and workspaces for easy movement.
