A Clever Mix of Textures Brought Together with Understated Calm

Tucked just off River Road, this pair of townhouses, built from the "Belleza" plan by the Progressive Projects team shows how clever design and a thoughtful material palette can completely elevate a modern townhouse. From the street, the mix of white brick and TMT Taiga in JSC Coda Lava Grey instantly sets a calm, architectural tone. The two materials play off each other beautifully, with the brick bringing a clean, structured feel and the Taiga adding warmth and texture in a really understated way.

The cladding is finished in two coats of JSC Coda Lava Grey, giving the home its soft grey-brown tone. TMT Taiga includes subtle knots that reveal themselves softly beneath the Lava Grey coating. They contribute a natural variation that feels calm and balanced. Over time, the timber will gradually silver and settle into a cooler grey that continues to work well with the brick palette.

One of the strengths of this project is how the materials link inside and out. The warm-grey palette from the cladding subtly reappears in one of the bathrooms, while the brickwork is echoed again under the stairwell and in the second bathroom. The result is a sense of continuity as you move through the home, with each space feeling connected while still having its own personality.

The outdoor areas continue this approach. Decking, cladding, brickwork, and soft landscaping all sit within the same tonal family, so everything feels cohesive and calm. Even with a compact footprint, the home feels open and considered because every finish has been chosen with intention.

This project is a great example of how a clever palette and thoughtful detailing can turn a simple concept into something refined and quietly confident. It also achieved recognition in the 2025 Master Builders House of the Year Awards, earning a Gold Award and Regional Category Winner for Waikato. A fantastic achievement for the Progressive Projects team, and a testament to the care and thought they put into resolving the overall design.
